When the Act applies

You may need to serve notice when you are:

  • Building up to, or astride, the boundary
  • Carrying out work on a shared structure, including party walls or floors
  • Digging foundations close to a neighbouring building

How it works

Party wall matters, step by step

Appointing a party wall surveyor

Once notice has been served, a surveyor (or surveyors) is appointed to agree a schedule of condition and, where needed, resolve any dispute between the parties.

If you receive a notice from a neighbour

You don’t need to panic, and you don’t need to refuse consent. The Act exists to let work go ahead while protecting your interests — we can advise you on your options and act on your behalf.

The Party Wall Award

Once terms are agreed, we produce a Party Wall Award covering the work, a schedule of condition of the affected property, and how any damage will be resolved.
